Residential Rentals:  We take the time to help find our clients rental homes.  The landlord pays us, no money
comes out of your pocket!  We can search by almost anything you can imagine!  Length of lease, pets allowed,
square foot, bedrooms, baths, price, etc!  In many cases a residential rental will be less expensive and
comparable or better than an apartment!

New Construction Purchases:  Again, the builder pays us and if you walk into an office and sign a contract with
the builder, no one is representing you!  We have great search tools to help you find the right new construction
home.  You simply give us your criteria (beds/baths/square feet/area and price) and we do the searching for you!

Resales - Listings & Purchases:  If you are ready to buy a home, we are ready to find one for you.  The MLS
allows us to search so many different sets of criteria right down to the granite countertops if necessary!

Highrise Condominium Sales & Purchases:  Many high rise builds are literally crap shoots whether the project will
be completed or not.  Get together with a professional who knows what stage the builder is in before you tie up
precious money and valuable time!

Foreclosures/REO/Shortsales:

Condos/Townhomes/Single Family Homes:  Find out what type of property suits you the best.  Just because a
condo is less expensive price wise, it may not mean your mortgage payment will be lower than a single family
home!  When buying a condo, make sure you are doing it for a lifestyle/amenity choice!

RESIDENTIAL PROPERTY MANAGEMENT

SUMMARY OF SERVICES & RATES
(We do service for out of state clients)

$200 Setup Fee - (only fee paid upfront)
$300 Procurring Agent Fee (used to pay agent that finds tenant for your property) -
taken out of 1st months rent.
$300 Maintenance Reserve (used for maintenance and/or repairs) - taken from 2nd
months rent.
10% Monthly Maintenace Fee i.e Rent is $750 - monthly maintenance fee is $75.

Monthly rental statement and rent payment are sent out no later than
the 15th of
each month

5 day pay or quit notice - No Charge
Eviction $265
Late Fees - You will receive $10 per day for every late day from the 5th of the month.
Cleaning Fees - will be deducted from Security Deposit - No Cost to you.
Pets – You decide if you want them - A non-refundable pet deposit of $300 will be
collected at time of move-in and applied toward damages incurred by pet during
occupancy of the home

Maintenance & Emergencies - We have a 24hr hotline for tenants to phone.
Emergencies will be taken care of top priority. Contractor notifies me of repairs or
maintenance to be taken care of - i notify you of cost - repairs are made - cost is
deducted from maintenance reserve. Maintenance Reserve is topped up from
following months rent.

NOTE: If cleaning or other services are required prior to listing/tenancy - this can be
arranged - however funds to cover those expenses are required up-front prior to
services being implemented.

COMPARABLES ON YOUR INVESTMENT

We provide you comparables on your investment so you see what other
investments like yours are listed and renting for in the markets current conditions.

We also provide information on how to read and understand your comps to help
you make the most informed decision to reduce vacancy but also strive to get the
best return on your investment.

HOW ARE TENANTS SCREENED?

We screen tenants by having the potential applicant submit the GLVAR rental
application along with $35 for processing.  The check pulls the applicants credit and
criminal history.  The individual PM submits documentation for rental history and
employment verification.
